Written scope before price theater
A number without a scope is a wish. We price what is defined, and we label what is not.

Sarasota · Manatee · the Keys
Custom residential and light commercial construction on Florida's Gulf Coast — run by people who still know how to build, with a method that keeps scope, money, and decisions on a true line.

The work
Why this exists
Clients spending five hundred thousand to ten million on a new house are not afraid of tile. They are afraid the builder will vanish, the number will drift, the superintendent will rotate, the permit will stall, and the house — or the opening date — will not match what they were shown.
Gulf & Key Construction was built to take those fears in order: a principal who came up in the field, a written keyline for scope and money, scheduled communication, and a family of companies that can remodel the rooms and watch the house after the keys are handed over.
We do not promise the lowest bid, a guaranteed ranking, or a permit calendar we do not control. We promise a true line, and a builder who will still be there when the line has to move.
The Keyline Method
01
Listen before we price.
We start with what you are trying to accomplish, the property as it actually is, and the constraints that will govern the work — flood, wind, soils, HOA, landlord, opening date, family life.
02
Fit, or a clear no.
Not every project belongs with Gulf & Key Construction. A kitchen or bath may belong with Gulf & Key Remodel. A project outside our capacity gets a direct answer. Alignment is cheaper than a bad start.
03
The true line.
A keyline is the line the building is actually built to. Scope, allowances, schedule, and decision rights are written down. Anything that leaves that line becomes a documented change — not a surprise at the end.
04
Field leadership, not a rotating cast.
Construction is run by people who have actually built. Subcontractors and vendors are coordinated under one accountable partner. The superintendent you meet is the one who stays with the job.
05
Closeout is not a vanishing act.
Final walkthrough, punch, closeout documents, and a warranty path. When the owner wants the house watched after occupancy, Gulf & Key Estate Management is the same family — not a stranger with a clipboard.
Money, without theater
A number without a scope is a wish. We price what is defined, and we label what is not.
Where finishes are still being chosen, allowances are listed — not buried — so the budget can move in daylight.
Work does not change because someone said 'while you're here' on a Tuesday. Changes are written, priced, and approved before they hit the field.
Your project update includes progress, upcoming decisions, and any movement against the defined scope. You should not have to ask what is happening.

Significant work: custom homes, major additions, whole-home and structural renovations, historic restoration, and light commercial. If the center of the job is a kitchen or bath, start with Gulf & Key Remodel. If you need a production home in a community, that is not our door. We would rather decline than become a different company for a week.
Yes. That is the point of Gulf & Key Construction. Custom residential and light commercial — offices, medical and professional practices, retail, restaurants where appropriate, tenant improvements — under one method. Kitchen and bath remodeling lives with Gulf & Key Remodel so each brand stays sharp.
No. Go to gulfandkeyremodel.com. We will also route you there from the Project Review if that is the honest door. It is the same family, a different specialty.
You describe the project. We read it as builders. If it is a possible fit, we schedule a private conversation about budget range, timeline, and constraints. Then we either enter pre-construction, point you to Remodel or another path, or decline. You will not be dropped into a generic estimate mill.
No. A number without a scope is entertainment. We will discuss ranges when we understand the lot, the program, and the constraints. Serious work is priced from a defined keyline.
Private Project Review
A structured first conversation — not a contact form that vanishes into a sales queue. If the project belongs with Remodel, we route you there. If it does not belong with us, you will hear that too.
