Everything original will be thrown away.
We separate character-defining fabric from failed assemblies. What can be saved is saved. What is theater gets named as theater.
Residential
Old buildings tell the truth if you let them. We restore what should stay and rebuild what can no longer carry the house.

On St. Armands Circle we restored a 1936 Thomas Reed Martin Spanish Mediterranean — 7,258 square feet under air, 10,925 under roof, six baths. Roof to match the original, custom copper gutters and flashings, dry rot inside and out, leaking doors and windows, stucco and paint, a rebuilt pergola with copper caps, two handmade-tile baths and four restored, floors, crown, library, travertine, HVAC, insulation, a BBQ patio, an addition/patio conversion opened with archways, and custom period insulated garage doors. In 2002 the principal restored and rebuilt his first historic house in California. Same template: read the building, respect the fabric, reconstruct what has failed.
Florida's older houses have their own climate history — additions, flood events, termite, and roofs that were a good idea in 1954. We work with that history instead of against it.

Private Project Review
A structured first conversation — not a contact form that vanishes into a sales queue. If the project belongs with Remodel, we route you there. If it does not belong with us, you will hear that too.
