The challenge
Florida's barrier islands and bayfront lots are not California hillsides. They are flood, wind-borne debris, salt, corrosion, permitting jurisdictions, and neighbors at close range. Treating them like a production house in Lakewood Ranch is how projects go sideways.
The vision
Houses and additions that can live in this climate without being rebuilt after the second storm season.
The strategy
Name the hazards in Discover. Carry them through Define. Build to the Florida Building Code and the lot — elevation, impact glazing, fasteners and metals that belong in salt air, drainage that does not invent a swamp in the side yard.
The construction
Since 2020 the practice has been on the Gulf Coast. We do not publish a gallery of Florida client homes until owners authorize them. What we will publish is the method: pre-construction that treats flood and wind as first-order facts, not footnotes.
The result
A Florida practice that did not start from zero. It started from a builder who already knew what water, salt, and moving ground do to a house — and who is now building under Florida's codes, climate, and culture.
