Gulf & Key Construction

FAQ

Direct answers. No brochure fog.

If a question is not here, bring it to the Project Review. We would rather be specific than impressive.

Fit

What size project do you take?

Significant work: custom homes, major additions, whole-home and structural renovations, historic restoration, and light commercial. If the center of the job is a kitchen or bath, start with Gulf & Key Remodel. If you need a production home in a community, that is not our door. We would rather decline than become a different company for a week.

Do you build both homes and commercial spaces?

Yes. That is the point of Gulf & Key Construction. Custom residential and light commercial — offices, medical and professional practices, retail, restaurants where appropriate, tenant improvements — under one method. Kitchen and bath remodeling lives with Gulf & Key Remodel so each brand stays sharp.

I only need a kitchen. Should I still write to Construction?

No. Go to gulfandkeyremodel.com. We will also route you there from the Project Review if that is the honest door. It is the same family, a different specialty.

Process

What happens after I request a Private Project Review?

You describe the project. We read it as builders. If it is a possible fit, we schedule a private conversation about budget range, timeline, and constraints. Then we either enter pre-construction, point you to Remodel or another path, or decline. You will not be dropped into a generic estimate mill.

Do you give free estimates from a photo?

No. A number without a scope is entertainment. We will discuss ranges when we understand the lot, the program, and the constraints. Serious work is priced from a defined keyline.

Who will actually run my job?

A dedicated field lead for the duration — not a rotating cast. The principal is a builder, not a visiting logo. Subcontractors are coordinated under Gulf & Key. You should know who to call without decoding an org chart.

Money

How do you handle changes and allowances?

Allowances are listed where finishes are not selected. Changes are written, priced, and approved before they hit the field. 'While you're here' is not a contract vehicle. Weekly updates include budget movement against the defined scope.

Will you guarantee a final price?

We will not invent a guarantee the work cannot support. What we will do is refuse to hide scope, refuse silent change orders, and refuse to pretend allowances are the same as a locked finish schedule. If a project is fully defined, the number can be tight. If it is not, anyone offering certainty is selling theater.

Coastal

Do you build on the barrier islands?

Yes. Siesta Key, Longboat Key, Bird Key, Lido Key, Casey Key, Anna Maria, and the bayfront lots that behave like islands. Access, flood, wind, salt, and neighbors are part of Discover, not a surprise in week six.

Can you guarantee a permit timeline?

No builder who has stood in a building department should. We can control the completeness of the package, the honesty of the flood and wind story, and whether we started before the drawings were ready. We cannot control the calendar of a jurisdiction.

Commercial

Can you work in an occupied space?

Often, if the program allows it. Phasing, hours, and protection are planned. If the business cannot operate through the work, we will say so rather than stage a heroic shutdown later.

Company

How are you related to Gulf & Key Remodel and Estate Management?

The same family of companies. Construction builds. Remodel refines kitchens, baths, and interiors. Estate Management watches and runs the house after occupancy. Separate sites, because they are different jobs. Related, because the client is often the same person.

Are you licensed in Florida?

Yes. Gulf & Key Construction is led under Florida Certified General Contractor license CGC1531404. You should verify any builder — including us — on Florida's DBPR before you sign. Where were you before Florida?

Benjamin Dumitrascuta began in the trade as a child in Eastern Europe, started a construction business in California in 2000, completed a first historic restoration in 2002 and a first new home in 2003, and built as Benjamin Construction in the Bay Area — including Diamond Certified years from 2012 to 2020 (diamondcertified.org). His father went into the trades in 1988. The family moved to Sarasota in 2020. The Florida practice is not a first attempt at building. It is a new coast.

Private Project Review

Tell us about the work. We will tell you if we are a fit.

A structured first conversation — not a contact form that vanishes into a sales queue. If the project belongs with Remodel, we route you there. If it does not belong with us, you will hear that too.
