St. Armands is the front door
Lido sits between downtown and the Gulf, with St. Armands Circle as the way most people arrive. The City of Sarasota permits the island. Canal houses here are City lots, same as Bird Key — not Siesta, not Casey.
That sounds convenient until you are trying to stage copper, tile, or a roof tear-off during season. Public beach, hotels, and Circle parking are not a quieter Siesta. They are a different island with a different audience watching the job.
A house we are allowed to name
On St. Armands Circle we restored a 1936 Thomas Reed Martin Spanish Mediterranean: about 7,258 square feet under air, 10,925 under roof, six bathrooms. Roof to match the previous, custom copper gutters and flashings, dry rot and subfloors, failing doors and windows, a pergola with copper caps, stucco and paint, two handmade-tile baths and the others restored, floors in wood, stone, and tile, patio arches, crown to match original, library and entertainment centers, travertine, HVAC and water heaters, insulation, a BBQ patio conversion with archways, and period insulated garage doors. That is the published Florida job. The rest of the Florida book is still behind permission.
If your Lido or Circle house is historic fabric, we will treat it as restoration, not as a flip with a Mediterranean mood board. If it is a new house or a lift, flood and wind still come first.
Salt, wind, and the right door
Gulf exposure punishes the wrong metal, window, and roof detail. Copper was not a decoration on the Martin house. It was the flashing that had to last in salt.
Kitchen and bath interiors on Lido often belong with Gulf & Key Remodel. A new house, a lifted house, a serious addition, or an envelope restoration is Construction.
