Permits will stall for a year.
We cannot control a building department. We can control whether the package is complete, whether flood and wind are addressed, and whether we are surprised by a known overlay.
Residential
Barrier islands and bay lots are beautiful and unforgiving. We treat flood, wind, and salt as first-order facts.

Longboat, Siesta, Bird, Lido, Casey — the names photograph well. The work does not. Access is tight. Neighbors are close. Jurisdictions multiply. Materials that look right in a showroom corrode. Openings that look generous fail impact.
The principal spent years building on the California coast and on hillsides that moved. Different hazards. Same lesson: water and air will find the lazy detail. Florida adds flood elevation, wind-borne debris, and a permitting culture that rewards people who arrived prepared.
We will not invent a waterfront 'guarantee.' We will put coastal constraints on the table before you fall in love with a roof overhang the lot cannot carry.
