Longboat Key is not a Sarasota neighborhood with more water. It is a town with its own habits, a thin piece of geography, and houses that take the Gulf or the bay in the face.
Plan the island, not just the house
Deliveries, staging, and neighbor courtesy are design problems. So is specifying metals, coatings, and openings that belong in salt air. A mainland detail copied onto Gulf-front millwork is a maintenance plan in disguise.
After you leave for the season
