Commercial
What a commercial build-out really costs — and what downtime costs more
The construction number is not the business number. Opening date is a design constraint.

A professional office that opens six weeks late does not merely have a contractor problem. It has a rent problem, a payroll problem, and a patient or client problem. Treat the calendar with the same respect as the millwork.
The stack
Landlord work versus tenant work. TI allowance versus actual scope. Furniture, fixtures, equipment — often not in the GC number. Impact fees, inspections, accessibility. Then the long-lead door that nobody ordered because the glass was still being 'explored.'
Occupied versus empty
If you must stay in business during construction, you are buying logistics. Night work, barriers, temporary reception. If the space cannot support that, a heroic schedule is a story you will tell once.
We build light commercial so the operator can remain an operator. If your project is a house, we still think this way — families have opening dates too.
